What I Do For You?
Pre-listing
- An initial, comprehensive meeting to understand your objectives, timeline. and concerns you may have regarding the sale of your home
- Using Market Data and a pricing inspection of your home, I create a Comparative Market Analysis for your home
- An eye-ball inspection of your home looking for repairs or updates that will effect the sale of your home
- Providing suggestions for repairs or maintenance, updates, and decluttering and staging opportunities to show your home in the best light
Listing
- Using the Comparative Market Analysis and the eye-ball inspection, we will determine the best list price on your home
- We will complete the necessary disclosures that will accompany your listing
- We will determine a comfortable showing schedule
- We will schedule any repairs or maintenance to be done prior to showing and the photographer
- All Listing Agreements, Disclosures, and necessary documents are signed and you are provided a copy
Marketing and Showing
- Professional Photos will be taken of your home and used in both print marketing, mailers, and online
- A comprehensive narrative description will be written about your home to maximize the positive attributes of your home
- Your home will be placed on the Multiple Listing Service reaching all area Buyer’s Agents
- Your home will be placed on numerous online sites such as Zillow, Realtor, Trulia, etc. reaching buyers from all over
- Flyers and Brochures will be created by my marketing team to be distributed at open houses, available for buyers at showings, and mailed to targeted buyers
- Email blasts go out to all area REALTORS® and agents to bring your listing to the forefront
- Open Houses are scheduled as required
- Signage is placed in front of your property as allowed and directional signage as necessary
- Showings will be scheduled according to our agreed upon availability
- I provide constant communication regarding all showings and any feedback provided by agents and buyers
Receiving an Offer
- Presenting all offers as they arrive
- Assist with the understanding of the offers in their entirety – not just price but all the terms
- Assisting with counter offer negotiations if any
- Presenting the counter offer, or accepted offer to the Buyer’s Agent
- Maintaining and providing all documents
Inspections and Coordination
- Coordinating with Buyer’s Agent, Buyer, and you the seller, on scheduling all inspections and appraisals
- Coordinating with all parties for any necessary repairs
- Coordinating with all parties on closing location and time
Closing
- Coordinate Final Walk-thru
- Assist with creating schedule for utilities disconnection
- Gather information regarding utility connections at new location, if possible
- Check Closing Documents for correctness
- Resolve any last-minute issues
- Accompany you at the closing to be on hand to answer any questions that may come up
